that's exactly how gentrification works. new people move in, overpay for a coffee, and suddenly the neighborhood is full of fixed-gear bikes and vinyl shops.
I've seen plenty of quirky shops and coffee shops open up in gentrified neighborhoods and it was kinda the point. It's what people mean by 'gentrification'.
